Will a London Estate Agent get me more for my house?

There’s not a week that goes by where we don’t hear, “Agent x has other offices in London they will get me more for my house as they have buyers waiting who will pay more.” This cannot be further from the truth.

What you will find is that firstly, most of these agents won’t actually have interlinked offices. Which means they work as completely separate entities. The next hole in this ploy is that having 30 plus offices around London, with each office having around 50 properties to sell at any one time, would you really expect a negotiator in North London to know about every one of the 1500 properties for sale that are out of their area? This is just not humanly possible! Also, if you wanted to live in an area would you really register with an agent in a completely different area?

We have just recently sold a house in 1 day of marketing. How was this possible? We knew our buyers! Once I had seen the house at valuation. I had 5 buyers just off the top of my head who I knew it was perfect for! I went back to the office gave them all a call and sold it to them over the phone. That was 5 viewings lined up straight away. Being a bit presumptuous I called the vendor and said I had 5 people that would love to see their house when convenient for my vendor. My vendor said they had not quite made their decision on who to go with yet. They said although they thought we were the most professional and liked everything about our company, one of the other agents had London offices and they had promised to get a higher price for the property as their London buyers would pay more. I replied with if they were that serious why they don’t arrange for them all to come on Saturday after my buyers had seen it and then we could see if they meant what they said. We carried out our 5 viewings and had two offers. One of them from a cash buyer. They had no viewings. We had our cash offer accepted and had an extremely happy purchaser and vendor.
