LOCAL LAW 152 OF 2016: GAS PIPING SYSTEM INSPECTION CERTIFICATION AWARENESS

Are you a building owner or manager? Do you have a gas piping system in your building or are you unsure whether your building contains one? It's important to be aware of the NYC Department of Buildings Gas Piping System Periodic Inspection Certification requirements to ensure the safety of your property and avoid costly penalties. ? What the Gas Piping System Periodic Inspection Certification Covers: If your building contains a gas piping system, it is essential to have it periodically inspected. This inspection must be performed by a licensed master plumber or a qualified individual under their supervision. The inspector will assess the exposed gas piping in non-tenant spaces, identify any conditions requiring correction, and provide a Gas Piping System Periodic Inspection Report to the owner. The report will also specify whether additional time is required to correct the identified conditions. For buildings without a gas piping system, a registered design professional (Professional Engineer or Registered Architect) must certify that the building indeed contains no gas piping. ? How to Comply with the Gas Piping System Periodic Inspection Certification Requirement: To ensure compliance with these important safety regulations, please follow these steps:

1. For Buildings with Gas Piping Systems:

  • Schedule an inspection by a licensed master plumber.
  • Within 60 days of the inspection, make sure to obtain the GPS2: Gas Piping System Periodic Inspection Certification.
  • This certification must be signed and sealed by the licensed master plumber who conducted or supervised the inspection.
  • Submit the GPS2 Certification to the Department through the online portal

2. For Buildings without Gas Piping Systems:

  • Submit a GPS2 Certification through the online portal.
  • This certification must be signed and sealed by a registered design professional (Professional Engineer or Registered Architect) and must state that the building does not contain any gas piping.

Penalties for Local Law 152 of 2016 Non-Compliance: Failure to file the Gas Piping System Periodic Inspection Certification by the specified deadlines may result in a civil penalty of $5,000 - $10,000. We strongly urge all building owners and managers to ensure compliance to prevent costly consequences. ?
