DEAL HIGHLIGHTS
Closing in DECEMBER 2023 to catch that before end of year depreciation (and remember, this year 80% can still be captured in the first year of the investment) this mid-term rental RV park and self-storage on the shores of Lake Fork is a recreational sport fishing community less than 2 hours from the Dallas TX airport.
Along with several similar parks nearby, there is a strong demand and low vacancy as there are year-round visitors to this area.
The site includes over 50 RV pads, several small homes, a 14-unit self storage building, with a convenience store/bait shop, and next door to a public boat ramp.
INVESTOR RETURNS AND BUSINESS PLAN
With double-digit cash on cash returns, this is about as boring a business plan as we've seen in awhile, which is why we like it! With a projected 5-year hold, we anticipate a 2x return on capital, much of that in the form of cash flow throughout the project life cycle, which means this is a unicorn with strong cash flow AND upside!
The best part about this project (other than the amazing name of the convenience store on the premises, who doesn't love that title?) is the even better LONG TERM owner financing at a fixed 4% rate for 10+ years. For those who know commercial real estate, nearly all loans balloon after 3-7 years, and many have variable rates. This RV park seller loan is more like what we see in residential lending, dramatically lowering the risk especially in a rising rate climate.
Our value add plan is to replace the driveway/road into the property in the next 1-2 years, new signage, and perhaps add some more park-owned homes or RVs for rent. There is current maintenance on site, as well as one of our fund partners who will be local for several months this spring
