Little India: A Vibrant Marketplace with Deep Cultural Roots
Little India stands out as an ethnic enclave and a beloved tourist hotspot in Singapore. Originally, Indian settlers congregated in the Chulia Kampong area during the colonial era, but as it became overcrowded, many moved near the Serangoon River. This area, now known as Little India, bubbles with the rich culture and history of its residents.
When you step into Little India, it’s an immersive rush for all five senses. The area boasts well-preserved shophouses, such as the vibrant Tan Teng Niah House, and historic temples like the Sri Veerakaliamman Temple, established by early pioneers. Along Race Course Road, places like Tekka Centre, Singapore’s largest indoor 'wet' market, offer a myriad of fresh produce, aromatic spices, and dried foods.
Connectivity here is excellent, with the MRT's North East Line providing quick access to the CBD via Farrer Park Station and Little India Station—the latter also connects to the Downtown Line, easing travel to the city centre. The recent addition of Farrer Park Hospital and Farrer Park Medical Centre in 2016 has deepened the amenities available. These facilities are part of Connexion, a 20-storey integrated complex that also houses the One Farrer Hotel and Spa.
From a real estate perspective, Little India is coveted for its residential properties, shophouses, and medical suites:

According to DataSense by PropertyGuru , the Demand Index has remained stable, with median listing prices around S$1.5 million since October 2023. The price per square foot has seen a steady rise, reaching S$1,747 in September 2024 from S$1,706.60 a year earlier (Figure 1). The rental market in District 8, where Little India is located, is notably tight, ranking sixth among all districts in Singapore.

·?????? Shophouses: These are a more affordable investment compared to those in Districts 1 and 2. According to DataSense by PropertyGuru , the median price visitors are considering in District 8 is around S$6.5 million, with a range from S$4.6 million to S$8.0 million—far lower than the S$18.0 million to S$25 million range seen in more central districts. This price gap, coupled with excellent accessibility and amenities, makes Little India an attractive spot for budget-conscious or entry-level investors.
·?????? Medical Suites: While not as renowned as the medical hubs in the Novena and Orchard areas, Little India appeals to end users because of its affordability and connectivity to other healthcare clusters.
Although Little India lacks the prime status of Orchard Road, Novena and Upper Bukit Timah Road or the sea views of Fort Road and Marine Parade, the vibrant character and cultural richness of Little India draw investors and buyers alike. This area is a hidden gem, but one can only wonder for how long it will remain 'hidden.'
