?? Listings surge, buyers keep pace!


Now that February’s all but behind us, the property market is in full swing. From early January, I noticed everything took off at pace—buyers were out looking, and organised sellers hit the market from mid-January. No wonder we saw a 34% jump in Christchurch sales last month compared to last year.

?? Market snapshot

Christchurch

  • Median sale price: $655,000 (up 1.6% year-on-year, down 1.5% on the previous month)
  • 602 properties sold (a 34% lift from 579 in January 2024)
  • Average days on market: 49 (the holiday season played a part here)

Selwyn

  • Median sale price: $800,000 (up 3.6% year-on-year)
  • 71 properties sold (compared to 57 last year)
  • Median days on market: 54?(down from 54 in Jan 24)

Waimakariri

  • Median sale price: $720,000 (a 7.1% bump from last year)
  • 76 properties sold (up from 54 the previous year)
  • Average days on market: 52 (roughly the same as Jan 24)

On the listings side, there was a 29% annual jump in new listings across Greater Christchurch on Trade Me, and search activity increased by 30%. This balance is keeping the market even for both buyers and sellers.
