So, You Think You Can Be a Home Inspector? Think Again.

Becoming a home inspector isn’t just driving around, pointing out cracks, and calling it a day. If that’s what you think, let me save you the time and effort—this job isn’t for you.
In my latest YouTube video, I broke down the hard truths about what it takes to succeed in this field. I’m not sugarcoating anything because too many inspectors fail by underestimating the challenges. Here’s what you need to know before you even think about starting a career as a home inspector.
1. You’ll Have to Public Speak—Get Over It If you think you’ll just inspect homes in peace, think again. You’ll spend a lot of time talking to Realtors—sometimes groups of them. Public speaking isn’t optional; it’s mandatory.
You can’t fake your way through these conversations either. Realtors know their stuff, and they’ll sniff out BS in seconds. You need to:
If you can’t do that, you won’t get work. Period.
2. Your Marketing Materials Will Make or Break You Your flyers, business cards, and social media posts aren’t just accessories—they’re your brand’s first impression.
Here’s the brutal truth: You’ll likely have to create these yourself because hiring professionals is expensive. And yes, they will judge you for how your materials look. I was fortunate to have my wife’s design expertise to lean on, but if you don’t have that, get ready to roll up your sleeves and learn.
3. Your Brand Is Everything—And It’s Not Advertising Your brand isn’t just a logo or a clever slogan. It’s the gut feeling Realtors and homeowners have when they hear your name. Are you reliable? Knowledgeable? Someone they trust?
Building that reputation takes time, consistency, and effort. And here’s the kicker: It’s completely separate from advertising or marketing. If you don’t deliver on what you promise, your brand will crumble faster than that so-called retaining wall in my last video.
4. Marketing Is Rejection on Repeat—Get Used to It Marketing isn’t just cold emails and catchy posts; it’s building relationships from scratch. Most of the time, you’ll be ignored or rejected.

5. Advertising Is a Money Pit—Use It Wisely Advertising is not a magic wand. It’s an investment, and it can burn through your budget faster than you think.
Here’s my rule: Every dollar spent on advertising needs to pay for itself. If you’re spending $500 a month on Facebook ads, those ads need to bring in at least three inspections. If they’re not, stop wasting your money.
6. Your Business Structure Matters—Get It Right Whether you go with an LLC or sole proprietorship, decide early and get it done. When I started, I filed my LLC right away, and it paid off. An established business structure helps with loans, credibility, and growth.
7. Welcome to the Digital Age If you don’t have a professional website and modern inspection software, you’re already losing. This industry isn’t about clipboards and notepads anymore. A strong digital presence is non-negotiable in 2024 and beyond.
8. Be Ready to Work 12-16 Hour Days Let’s kill this myth right now: Home inspectors don’t just inspect homes and call it a day. Most successful inspectors work 12-16 hours daily, even when there are no inspections.
Whether it’s networking, marketing, or building your brand, the grind doesn’t stop. If you’re not ready to put in the work, don’t bother starting.
Final Thoughts Being a home inspector is tough. It’s demanding, competitive, and not for everyone. But if you’re willing to face the challenges head-on, it can be an incredibly rewarding career.
