As Albert Einstein once quoted: "We cannot solve our problems with the same thinking we used when we created them". It is hard to sound positive but thinking negative. It can be OK at first but hard to sustain. You start creating beliefs that you are worthless, that you are no good, that you are incapable of reaching greatness. Your accomplishments are based on the life you live, materialistically speaking. The houses you own or the cars you drive is what other observes and get inspired from. Society is becoming obsessed on how the rich lives their lives, which in return, makes others depressed as to why they don't have what others do. It becomes a vicious cycle where happiness is being stolen from you, and all because of YOU.
Sorry to be busting your chops here but all of how you see yourself, or the world around you is a creation of your own judgement based on your lack of achievements. Many have a different definition to what happiness means to them, and your definition may be completely different to those who are living their lives at the hospital, or unable to walk, or to speak, or to do the things you take so much for granted. I am not saying to let go of your dreams to succeed and seek greatness, but remember that where you are at now in life isn't a precursor as to where you will end up in the future. You are in control of where you want to see yourself and what you need to do to make things happen. What happens between phases in your life is called the journey.
Once you do arrive to whatever destination your internal GPS set up for you, looking back will create a sense of depression, because of the lack of enjoyment you set up as you were too eager to achieve your dreams (whatever they may be). The next question that will cross your mind is: What's next? What is the next dream, or achievement, or goal or whatever else? Surprisingly enough, you will approach the next journey as you did for all others, which is not enjoying it, regretting some of your actions and feel sorry for yourself. Yes, you did achieve your financial dreams, but at what cost? Loss of family because of being too busy in the process? What did you lose throughout your life? Sometimes a big gain can appear to be the biggest loss of your life!
