Lillian | Baldwin Co AL Business Social
Lillian is a small coastal community in Baldwin county, Alabama. With a population of just over 1,300 residents and two neighborhoods, Lillian is the 269th largest community in Alabama.
Lillian lacks a public transit system to get to and from work, buy groceries, or take the kids to their doctor's appointment, so you'll want a car. Regardless of the means by which you commute around town, Lillian is notable in that residents have a long commute to work than most places, with a commute time from home to work for those of us who live here between 45 minutes to one hour on average.
Lillian is ideal for first-time home buyers in Alabama. Homes here are priced below median housing values for the rest of the state, yet Lillian has a track record for home appreciation that has been well above average over the last five years compared to other Alabama cities.
While many first time home buyers focus purely on cost and convenience to work, it's high-risk thinking, and more often than not puts you in a less than desirable place to live.
Lillian stands out for a lot of reasons, and definitely worth a look if you happen to be a first time home buyer. In addition to being an excellent choice for first-time home buyers, this neighborhood is also a very good choice for active retirees.
The average rental price in Lillian is just over $1900 a month, while the average rental cost is lower than 83 percent of other towns and cities in Alabama.
The residents of Lillian are well-educated with nearly 26 percent of adults having at least a bachelor's degree. Compare that to the average community in America, which has just under 22 percent with a bachelor's degree or higher. Of course, these days when you get a higher education it comes with a lot of debt! So, if you're someone who falls into this scenario, consider your options long before thinking about purchasing a home, and even before the ink is dry on your student loan note!
There are two measures for understanding income: the average and the extremes. While a neighborhood may be relatively wealthy overall, it is equally important to understand the rate of people - particularly children - who are living at or below the federal poverty line, which is extremely low income.
The per capita income in Lillian last reported was nearly $27,000, which is a middle class income in Alabama. This equates to an annual income of $108,000 for a family of four, while over 17 percent of the children live below the federal poverty line. Simply put, we can do better and that begins with a good education!
Median real estate price in Lillian is around $221,000 to $241,000.
Lillian is a coastal community, and well within the Zero Down Payment guidelines set for a USDA Rural Development Home Loan, or the low down payment FHA 203K Renovation Home Loan Program.
Real estate in Lillian is primarily made up of medium sized single family and manufactured homes, with a high ratio of owners. Many of the residences in Lillian are older, established, built between 1970 to present day.

Lillian vacancy rates are high, and the current real estate vacancy rate is 21 percent. This is higher than the rate of vacancies in 88 percent of all other cities in America. However, over 16 percent of the housing here is seasonally occupied. If you live here year round, you may find that a number of homes in your neighborhood are actually empty during some part of the year.

8 个月Thanks for taking the time to read my post; I hope it inspires you to connect if you haven't already! I'd like to share with you a little about business, life, and fun here on the third coast - if you don't mind? The Redneck Riviera began in the Florida panhandle cities of Panama City & PCB. Also called LA... Lower Alabama, but more affectionately known as the "Redneck Riviera". A strip of surf and sand that stretches some 95-miles along Florida's Hwy 98, with the most beautiful sugar white beaches in the world. But, as time moves on, boundaries change, and the Redneck Riviera has as well; extending deep into Mississippi, and boot toe of Louisiana's Florida Parishes. Follow my page and see if a visit; business engagement; or perhaps a total relocation is right for you or your business. If you live, work, or play here already, please share in the comments what makes the 3rd Coast great for you. Corrections and especially local updates are always appreciated, and will be used to improve this post.
