A light bulb moment...

Every once in awhile a light bulb goes off in my brain... it happened yesterday during a conversation and I wanted to share it with all of you.

I was talking to a good friend and the subject moved to real estate, the last 2 plus years during COVID and the market coming. He gave his opinion and a light bulb came on... he is so right. Here is my version of what he said.

"I believe that COVID caused real estate to become very transactional and thus less relationship based. So many people bought houses by virtual means, it was not uncommon to only meet your client once face to face, loans were done by zoom and e-mail and so many closings were only the closer and client. There were even title companies who would not allow the agent to be at closing due to health concerns.

The relationships that many of us had built were weakened if not irrelevant. Clients did not want to meet face to face, open houses were shunned, e-signatures and electronic documents took over... the entire way we did business before the pandemic changed. In fact, a lot of people entered our industries that have never seen a different way to do business.

I used to get business by going to networking events and meeting people face to face. Business could be found talking to strangers at a bar, a dog park or a community event. Then it changed... people were staying 6 feet apart, staying away from strangers and skipping a lot of in person events. I have heard so many realtors say they won't do open houses (even though that has been the best way to find clients since I got into the business in 1990). The business model changed.

Well guess what? The market is shifting, rates are up, home prices are likely to drop down, I-Buyers are struggling, builder sales are going down... the market looks to be moving back to pre-COVID in a lot of ways. Relational models are going to return and they are going to return quickly. I am not saying that transactional deals will go away completely, but relationships will matter again.

It is time to have coffee and reconnect with the people you used to see once a month and have not seen in 2 plus years. It is time to get back out to the chamber of commerce events. The time is here to build your connections."
