Life In The Millennial City - Gurgaon!
Based on its development over the past decade, the value it provides, and its growth indicators, Gurgaon is currently one of the most promising growth stories to reckon with in the years to come.
The micro-market offers a wide variety of possibilities across a wide spectrum of projects, including both low- and high-end housing. Its proximity to Manesar, excellent connections to other major employment centers like Sohna Road, Cyber City, Sector 30, and Udyog Vihar, and signal-free access to the IGI Airport have all contributed to the area's rapid growth.
Key Growth Drivers:
1. Physical Infrastructure
The Gurgaon-Manesar Master Plan 2031 is being followed to the letter in the development of New Gurgaon. New Gurgaon has superior infrastructure to the rest of Gurgaon's micro-markets, including wider roads, better storm water drainage systems, and an extensive network of underground electric cables. New Gurgaon's sector roads often have service roads and are 84 meters wide (compared with 48 meters in Gurgaon).
2. Rapid Habitation
New Gurgaon is home to many of India's most prominent construction companies' endeavors. Construction is wrapping up rapidly, and homebuyers are making astonishingly large numbers of transactions. About 5 million people are currently residing in the approximately 1 million homes that have been supplied thus far. In addition, between 10,000 and 12,000 homes are in the planning stages.
In the New Gurgaon neighborhood, both resale and rental prices have shown signs of development and optimism. The high rate of growth and high rental yield make it a great investment option despite the large price and rental rate differentials when compared to other micro markets. As a further indicator, the percentage share of absorption shows that the New Gurgaon and Dwarka Expressway micro-markets together display 60-70% absorption contribution over the entirety of Gurgaon.
3. Road Connectivity
The Kundli-Manesar-Palwal (KMP) Expressway, National Highway 48, Pataudi Road, and Dwarka Expressway are all easily accessible. The Southern Peripheral Road (SPR) also gives continuous access to all of Gurgaon's most desirable neighborhoods. Once the Dwarka Expressway and the Central Peripheral Road (CPR) are fully functional, transportation connections will improve even further. In 2023, both the Dwarka Expressway and the CPR will be completed on the Gurgaon side. Industrial hubs like Dharuhera and Bhiwadi are a 20-minute drive from New Gurgaon, while IMT Manesar is only five minutes away.
Signal-free driving connects New Gurgaon to IGI Airport via NH-48. The travel time to Delhi and the airport will decrease even further after the Dwarka Expressway is finished being built.
Through this corridor, one of the four industrial cities, Rewari, will be connected to the Delhi-Mumbai Industrial Corridor (DMIC). New Gurgaon also has excellent connections to other industrial hubs including Manesar, Dharuhera, and Bhiwari.

4. Social Infrastructure
New Gurgaon is home to some of the most prestigious names in the worlds of education, medicine, and commerce. There are about 15 top-notch educational institutions available to students, including MatriKiran School, DPS, St. Xavier's, Suncity, and RPS. Over 15 different bank locations are open and operating normally (HDFC, ICICI, IDFC, SBI, PNB, Kotak Mahindra, Axis Bank). There are a number of medical facilities in the area, including Apollo Cradle and AIIMS Jhajjar. As well, many retail and mixed-use projects are either completed or in the planning phases.
5. Global Conglomerates?
Gurgaon is a popular place to live since it is so close to the offices and operations of major corporations like American Express, TCS, and ISH.
