Let’s Talk Roofs
Roofs are one of the most overlooked items in a home. No pun intended.
We overlook our roof because even though they’re in front of us on a daily basis, we don’t really focus on them. And because our perspective is from the ground looking up, giving us a limited line of sight, we don’t have many opportunities to be alerted to any developing problems. All this leads to one unfortunate conclusion: most of the time, most homeowners deal with roof issues when it’s a bit late and they have a water leak.
The good news is that most roof issues can be avoided if you treat your roof inspection like your annual dental cleaning or physical; as a necessary and preventative measure. As a general rule, roofs should be inspected annually if they’re over ten years old. If the cost gives you pause, remember that having a professional roofing company inspect your roof is a minimal expense compared to the cost of delayed repairs. A roofing company will detect any problems and make any necessary repairs. Not only will this extend the life of your roof, it will protect your home from water intrusions.

For those homeowners who are uncertain about flat roofs, remember that proper maintenance will assure a long life span for any type of roof.
If you are a landlord or tenant in a development controlled by a HOA, make sure you confirm that roof maintenance will be done annually. In addition, if roof repairs and maintenance are due when you buy or rent a property, insist they are taken care of promptly, as a lack of maintenance puts your property and belongings at risk.
