Hello All, Let's Talk Property!

Wow, what a week we've had in PROPERTY MATTERS! Much has happened, and it’s good to be sharing some of it. As January wraps up with just three days to go, we're quickly heading into February.

Trying to keeping the “brief” brief today. There are plenty of exciting topics from last week that I'll dive into as the year goes on, as are likely become all the more significant.

Back to last Tuesday. The Property Waller, Rowan Waller, made a couple of important observations. Sticking to just one of those for now, Rowan mentioned 1% deposit mortgages.

Was it politicising? Who knows? It is an interesting topic with mixed opinions. It could help first time buyers, who initially are to be the only ones to benefit. It does require housing stock the lack of which was mentioned several times in the week.

Perhaps we need to invite a mortgage broker to one of our Thursday PROPERTY QUORUMs to discuss this. Not this week though. Our subject this week is on the topic of communication. Something so very important and not just within conveyancing. Joining us will be Rowan Waller, an experienced estate agent, bringing with him, much wisdom.

Through the COVID experience, a talent the country seems to have lost is the ability to communicate. This is evident, perhaps, more in prime areas of customer care, especially as far as health is concerned.

Oh, the woeful delays, particularly on the phone when trying to contact surgeries, hospitals, and pharmacies. Not to mention the closures of High Street Banks. They seem to be closing faster than the opening of coffee shops and barbers.

Communication was mentioned in our podcast from a lender's perspective by Jaxon Stevens CeMAP CPSP when speaking of potential hold-ups in property deals. The major takeaway from that Podcast and frequently mentioned, is to be selective about your conveyancing support.

Take time to find people who listen. They will be the best to assist you on your journey. A strong team with proactive lawyers help keep the parts moving.

Piles of files need a diary or software: scheduling tools keep everybody in touch. Anything that helps with accountability and transparency. Often overlooked these days too, said Jaxon, is the great value of the telephone.

It wasn't just the Podcast that spoke of a range of opportunities presently available with property. Investors and buyers are often advised to broaden their horizons and certainly think outside the box.

There is still much to cheer about within what's going on in property, limiting housing stock aside.

Better weather prospects anticipated over the weekend gave rise to my mention of charities, all to do with the environment. Charities which I support. A brief reminder of the four. The Open Spaces Society, The Woodland Trust, Right to Roam, and The Environmental Law Foundation. Well worth browsing their websites for newsletters and publications. [contact details below]
