Lessons from Surfside approaching height of hurricane season

The stark images seen this past week from Surfside, along with Tropical Storm Elma, serve as a serious reminder for preventive home maintenance steps that include identification of water damage. Our homes, for most people, are the biggest asset and should be protected. Sadly, we have seen how tragedy may strike when proper attention is not given to your residence.

With hurricane season ramping up, now is the time to identify water damage before a major storm or building issue arises. All Florida homeowners should be prepared for the unexpected, especially when it comes to existing water damage. Many families have already seen water impacts from a heavy rain season and there are ways to act before the height of storms this summer.

The tragedy at Champlain Towers condominiums involved red flags of water damage which is often one sign of a major issue left unresolved. Whether you live in a condo or a single-family home, don’t procrastinate.

Immediately after identifying water issues, you may need to contact your insurance company. And, if your situation involves repeated leakage of covered water damage that is denied attention by your insured, consider contacting an attorney.

Most importantly, time is of the essence and take steps to protect your family, along with your property. Too often, human nature is to postpone expensive maintenance or overlook the financial investment for your home’s future safety and value.

During hurricane season any home water problem should be addressed before a possible storm overwhelms the region. Simply put, take action before damage may result in health concerns such as mold, or worse, weaken the foundation of your property. After all, water problems are common in Florida.

You may begin avoiding the unexpected with your home by taking these proactive steps and look for minor leaks. Inform family members to keep an eye out for water under sinks and appliances including dishwashers and washing machines.

1?????????????Consider installation of a water leak device which will shut off water supply should a significant leak take place. These are affordable and especially valuable if you depart for vacations.

2?????????????Pay attention to moisture which may take place with signs of damp walls, paint issues or wallpaper.

Sometimes unidentified leaks may be found with unexpected roof damage and I’d like to also recommend an annual maintenance check-up (prior to height of hurricane season.) Determine if your attic has any signs of water, which may be the first indication that your home may have bigger problems. And there is also the possibility that poor roofing workmanship may have taken place at some point in time.

There are also exterior preventive steps that may be taken to protect your roof. Be sure to trim trees away from your home by at least three feet to prevent damage towards your roof. This will also reduce leaves in the drainage system. Finally, clear all gutters and drains to avoid a blockage.

Remember your senior parents with these action items as well. Water damage can take place for any number of reasons, not just storm season. Be aware that what appears to be a small, slow leak which could impact drywall and studs, along with creating mold, things that lead to structural damage.

Many times, water results in financial hardships. With any family finance investment, monitor on a regular basis how things are looking towards your future safety and wellness.
