Lenders want to close loans...

Today I want to vent a little...

It is time that we stop throwing each other under the bus when a deal goes badly. Realtors, lenders, home inspectors, title and appraisers all have their role in the home selling / buying process. But is seems that many of our industry peers seem more interested in blaming others than putting deals together.

I was talking to a few friends and there was consensus that these issues kept coming up...

  • Agents not asking for updated pre-approvals as rates go up, not communicating with each other and violating rules regarding coming soon and delayed showing starts
  • Home inspectors spring buyers away by making minor issues seem like full fledged disasters
  • Lenders issuing pre-approvals without doing due diligence and not communicating issues to the agents in a timely matter
  • Title companies blamed for everything even though they are at the whim of the lenders and agents
  • Appraisers who ignore bedrooms, give zero credit for a beautiful finished basement and compare homes to bad comps
  • Does this list sound familiar... I bet you can add a lot to it but I just wanted a dew examples

Well I cannot speak for everyone but I know that I want every loan to close... it is how I make my living. I doubt that any lenders want deals to not close... but I cannot say that every lender is doing a great job. Like all industries, mistakes happen and some people just are not good at their jobs.

But I am sure this applies to agents, title people and home inspectors as well. So I have a few pieces of advice to share today...

  • Build a great team of vendors around you to reduce the risk of issues with your deals
  • Understand that borderline clients are "borderline" and issues may come up
  • Don't blame others... work together to try and find solutions
  • Stay on top of your clients and communicate well and often
  • Be professional to each other... even if you don't have good news to deliver
  • Take responsibility for your mistakes instead of trying to pass the blame
  • Work together to help the client

I know we can all get frustrated when someone drops a ball. But we all want the deals to close and the client to be happy.
