Is it a legal requirement to re-inspect for Asbestos?
It is not a legal requirement to have an asbestos re-inspection. However, it is a legal requirement to “manage asbestos” in all non-domestic premises. This is detailed under Regulation 4, Duty to manage asbestos in non-domestic premises – Control of Asbestos Regulation (CAR) 2012. If you are the?duty holder, you are required to manage your asbestos risks in line with the?Control of Asbestos Regulations 2012. Effectively managing your asbestos risks is imperative to protecting your building occupants, environment, and organization from the risks of asbestos. Regular asbestos re-inspection surveys will ensure you remain compliant.
What is the purpose of a re-inspection survey?
The purpose of an asbestos re-inspection survey is to give the duty holder the ability to keep track of and document the state of any previously detected asbestos products inside a structure.
Materials containing asbestos are susceptible to deterioration and damage just like any other type of construction material. An asbestos product should be inspected periodically to make sure its state has not worsened since as it ages, it may become more likely to pose a health risk.
A current asbestos survey or asbestos register must exist in order to conduct this type of re-inspection survey.
How frequently should re-inspection be conducted?
The frequency of the asbestos inspection regime must not exceed 12 months but is dictated by the nature of risk that the asbestos poses. The risk is assessed by the type, extent, condition and location of the asbestos.
