There are so many of you out there who want to invest in real estate but may not know how to begin.?I have gotten a number of emails lately from people, young people, who want to start their careers as real estate investors.?I have unique qualifications to help you start your career in real estate investing. First, I was a High School teacher for one year back in New York. Don't let the fact that we had a month-long teacher's strike dissuade you from considering this. (Ha, Ha, Ha!!!) I was also a University Professor for 6 1/2 years here at California State University - Los Angeles. I am a totally unorthodox teacher and my classes NEVER came in second in department wide exams.?

I was a practicing Certified Public Accountant for over 50 years before getting into real estate. I was not your ordinary CPA as I found myself in so many different and unique (And yes, I really do know what unique means and it's the correct word here.) situations and I was up to each task. Giving you one example of what I accomplished, I negotiated the sale of one of my accounting clients to E I Du Pont back in 1984. If you think that real estate negotiations are tough, try that!!! My negotiating skills are exemplary and, to be totally honest, I have fun and love to do that.

?My skill set gives me the ability to communicate with you in a way that you will understand everything because you will be my student and I HAVE to teach you so much because I will not be making the decisions as to purchasing a piece of real estate, it's your money and you will be making all of the decisions. I will just make sure that you make INFORMED decisions. I can also analyze real estate deals just like, or better, that other commercial realtors. But, using my accounting, income tax and real estate backgrounds which give me analytical skills from two professions, I also analyze real estate purchases for you as a business. Because, the bottom line is, you want to make profits and EVERY business is defined as an activity to make profits.

And, finally, you get the advantage of over 50 years of my income tax knowledge and experience, which is, he said modestly, second to none. To this day I continue to take income tax continuing education classes in taxation given to CPAs and not realtors. I am current on the income tax laws and I can save you so much money in income taxes that you will be astounded. Would you rather have that money in your pocket or give it to the Internal Revenue Service? Actually, you now write the check to the Department of the Treasury.
