In this article I have shared the stats and learning I gathered by Running Different Ads for Commercial Real Estate project:
Commercial: Starts from 36 Lacs*
Project Location: Noida
Advertising Location: Delhi/NCR
From: 16th March till 15th April
(Due to confidential agreement with client, I cannot share the project name & all the stats here.. But shared stats & content is more then sufficient to understand the idea.)
Somehow, if you are generating leads for similar type & range of project, then you can get started by:
Creating A: Business Account, Ad Account, Facebook Page, FB Pixel & Several Landing Pages
However, the daily amount spend limit for new ad account will be limited and will gradually increase*.
SO, in order to continue MY CLIENT project, I just used my old ad accounts, as they got HIGH spend limit. Let see what I GAINED & LEARNED from those Ads.
Commercial Project Ads
The demand for commercial real estate in Noida said to be booming. Due to which Investors and businesses are flocking to capitalize on its growing opportunities and vibrant market. However, multiple options are basically confusing investors and end-users.
Therefore, ADS plays an important role in showcasing the projects in front of the Users. However, Sometime it requires lots of time & experimentation to reach the right audience, which requires a good amount as well.
Here I ran 2 types of ads to generate Leads for our Commercial Project:
Message & Instant Form (NO Website Form or Call Conversion)
Really Had A Bad Experience With Website & Call Conversion So Didn’t Tried Them Again.. Hopefully will do it in future.

Please Note: During the test I discovered that the majority of the people whom contact you on Instagram and Messanger basically are NOT good leads. When you try to contact them they don't reply or say that they clicked on the ad mistakenly. Also they never share their personal contact number. That's why I personally prefer to run Whatsapp ads over Instagram or Messanger . Even if the person do not reply you can still can send him/her ad creative or promo messages on Whatsapp time to time.

So, What Steps We Took To Achieve These Results?
You might be thinking that we have adjusted our Ad Title, Description etc, Yes, we did that but we did that homework before even we launch our Ads.
So, how we optimize our ads?
1)???? On the basis of report shared by calling team, we thoroughly go through each ad that gave us a positive lead.
2)???? Then we check all the placements which gave us better results.
Definitely, over 90% of the traffic & leads we received via Mobile.
Where NOT To Show Your Ads?
Among the all 4 platforms, we choose only 2 platforms to show our ads:
Facebook & Instagram
More IMPORTANT, We EXCLUDED few placements like:
EXCLUDE: In-Stream Video, Mobile App Feed, Facebook Reels, Facebook Stories, Instagram Reels & Instagram Stories
All the above mentioned placements got Over 70% of the Reach & Impressions and barely gave any results. ?Several queries received 14* (2 Qualified Leads) with an average of 700/-* Rs per lead. Excluding the one I received for 12000/- Rs.
We should avoid those placements. Right?
Well, my answer will be NO.
You should select these placements to shows ads but with minimum budget.
Using A/B Testing … Add all the above placement in 1 ad and remaining in other.
Even one sale from the above mentioned placements will keep the company a account in Profit.
Yes, If you are a beginner and you need to show good results to your client at cheaper cost then kindly avoid them.
If you are creating 4 ad sets them use the above placements in one ad set with 1 ad only.
How many Quality Leads I got from the above ads?
We got good amount of quality Leads that why we are still working on this project. Client never shared the correct figure but keep asking to increase the quantity. He is OK with the quality.
