Well the market seems to moving quickly, we wrote an offer on 518 Florence in upper Rockridge, listed at $995K 2700 sq. ft. (7DOM) We knew our offer would be a long-shot, but we attempted with a beautiful letter in hand, and although we tugged on the sellers heartstrings a bit, it was not enough…we wrote at $1,230,000. We had to try. We will keep an eye on the close but I am guessing 1.5mil. On to the next!

I am leaving this paragraph in for a few weeks…Interest rates are still very low but we are reaching a top in terms of what homebuyers can and are willing to afford. While prices are still near record highs, appreciation has slowed and it seems we are hitting a plateau. Although we are interested in writing 2 or 3 offers next week on properties…so it seems to be moving, and competitive due to lack of inventory, here in the immediate bay area. We have had a lot of interest in multi-family properties the past 2 weeks, and some commercial stuff as well…both sales and leasing…interesting.

I always want to come back to an old reiteration… REAL ESTATE is a 10 year hold in this day and age, unless you are doing fix n flip or new construction…We tell folks this all the time, but I am not sure anyone believes us with the past few years, lol…but this is firmly what we believe the thinking should be when you purchase a home in the Bay Area!
Location, Schools, Infrastructure, Location!!! These are the current market drivers, and of course price! We do not expect this to last into the beginning of next year, but you never know…10 year hold.
