Cozy Farms launched its first project an year ago in Jan 2024 in Coorg and successfully sold the managed coffee estate plots to a curated community of Doctors, Engineers, Entrepreneurs, Managers and Lawyers.

We also built and inaugurated our Office and Lounge in Coorg. The Colonnade Bungalow is also under construction and will be open to guests later this year as a premium property on AirBnB.

Cozy Farms operates in two offerings primarily, Vacation homes in destinations like Coorg and Weekend homes closer to the Cities.

3 months ago, we started searching for the land that fits our Weekend Farm Houses in 3 South Indian Capital Cities Hyderabad, Bangalore and Amaravati. Hyderabad prices have Peaked in in 2023 and have been on the decline hence we decided to wait and watch for a few more month. North Bangalore definitely was exciting, we are yet to finalise a land.

We were looking for lands that fit our criteria around price, price to value, aesthetics, access, scope of development for the next decade and many more.

In this search, we found a land that fits us in Amaravati APCRDA ( Andhra Pradesh Capital Development Authority ) Limits. This farm land has an existing farmhouse and a swimming pool, which we will be upgrading to Cozy Farms luxury standards.

We were very impressed by the location of this property. Its very close to the city of Vijayawada.

A core Cozy Farms criteria for selecting a land is always proximity to the Airports. This property is just 18 Kms and a quick drive from Amaravati - Vijayawada International Airport. The new terminal being built will expand the capacity of the airport and will allow new International and domestic connections to happen. Also, the Civil Aviation Minister of India Mr. Ram Mohan Naidu is from Andhra Pradesh and from the ruling party TDP, another factor in favour of accelerated growth here.

Another core criteria for selection is proximity to the population. This land is only 18 KM from the City of Vijayawada making it extremely accessible through a major state highway.

Next major factor here is the connectivity to Amaravati Core Capital Area. This project is very close to the NH 16 Bypass that will take us directly into the Core Capital with the newly built and yet to be launched bridge built on River Krishna. This bridge once opened will be the major way to get into Amaravati reducing the burden on Prakasam Barrage which is now the only bridge connecting Core Capital with the City and Airport.

You can reach Amaravati Core Capital in just 30 minutes from this property.

The Hyderabad Highway to the Vijaywada Airport part of the City was opened earlier this month and is operating 6 lane highway. This route makes it super easy to reach the property from Hyderabad as well, bypassing the Vijayawada City traffic.

This property is only 20 Kms from Vijayawada Railway Station, A major railway junction and 7th busiest railway station in the country. Also just 22 Kms from Vijayawada Bus Station, which is the second biggest and busiest bus stand in Asia.

Anyone who has seen the growth of Hyderabad know the role Outer Ring Road plays in the growth of a City, especially considering Mr. Chandrababu Naidu who is the current Chief Minister of Andhra Pradesh is the one who was instrumental in Hyderabad ORR Inception and made similar plans for Amaravati Outer Ring Road.

Amaravati Outer Ring Road's land acquisition is starting soon, the ground markings for the ORR were done recently. The 189-kilometre ORR is going to drive growth in Amaravati-Guntur-Vijayawada belt. The total cost of the project is estimated at Rs 16,000 crore and Center has approved the project last week.

The Amaravati ORR is only 10 KMs away from the property and will fall inside the ORR making it a property with growth potential for a long time to come.

Amaravati APCRDA region has a mix of soil ranging from Black soil and wet lands to Red soil and Mango farms. The property we are launching is a Mango farm with a backdrop of Eastern Ghats covered in green. These are also high lands and are not prone to floods.

Also nothing feels better than spending evenings by the pool in a lush green Mango Farm in Andhra summers enjoying the famous Nuzvid Mangoes. ??
