Private Lending in California is a very competitive industry, many of the nations and worlds’ lenders have a business location here, especially Los Angeles where I live, I’m direct to dozens of lenders who specialize in making jumbo, high-risk, high-LTV, mid-construction, fix and flip, tear-downs, additions, commercial financing and everything in between.

Credit is a subject that comes up in private lending and hard money conversations. You shouldn’t be hesitant to address issues; however, it needs to have an explanation.

You can also offer the rare owner-occupied business purpose loan that’s generally in 2nd position. This would allow a homeowner to free up some equity while still maintaining their current low-interest rate 1st mortgage (which is usually under 50% LTV).
