Buying or selling a property can feel like a daunting journey, but it doesn’t have to be. At Edward Hands & Lewis, we’re here to guide you through every step of the conveyancing process, making it as smooth and straightforward as possible. Let’s break down what you need to know.
- Getting Started: The Offer. Whether you’re buying or selling, the process begins with an offer. If you’re buying, you’ll make an offer on a property you love. If you’re selling, be prepared for negotiations. It’s all part of the game.
- Instructing a Solicitor. Once your offer is accepted, it’s time to instruct a solicitor or conveyancer. This is where we come in. We’ll handle all the legal paperwork and ensure everything is in order.
- Conducting Searches. Your solicitor will carry out various searches to uncover any potential issues with the property. This includes checking for planning permissions, local authority searches, and environmental risks.
- Exchanging Contracts. Once all searches are complete and both parties are happy, contracts are exchanged. At this point, the agreement becomes legally binding, and you’ll usually pay a deposit.
- Completion Day. This is the exciting part! On completion day, the remaining funds are transferred, and you’ll receive the keys to your new home or if you’re selling, you’ll hand over the keys to the new owners.
- Post-Completion. After completion, there’s still some paperwork to sort out, such as registering the property with the Land Registry. Don’t worry; we’ll take care of this for you.
While the conveyancing process may seem straightforward, there are common pitfalls that can trip up even the most seasoned buyers or sellers:
- Underestimating Costs: Many people forget to factor in additional costs like stamp duty, legal fees, and survey costs. We’ll help you budget effectively so there are no nasty surprises.
- Not Conducting Proper Searches: Failing to carry out thorough searches can lead to issues down the line. Our team ensures all necessary checks are completed to protect your investment.
- Miscommunication: Poor communication between buyers, sellers, and solicitors can lead to delays. At EHL, we pride ourselves on clear and open communication throughout the entire process.
- Rushing Decisions: It’s easy to feel pressured in a competitive market, but rushing can lead to mistakes. We encourage our clients to take their time and make informed decisions.
At Edward Hands & Lewis, we understand that navigating the conveyancing process can be overwhelming. Our friendly team is here to simplify things for you every step of the way.
