Are finance brokers becoming an ever-increasing force in the commercial funding market?

‘Before the pandemic, I think there was a trend of disintermediation... But since then, the need to have brokers who understand the market, understand who's able to lend and the different products on offer, has become increasingly important.’

Which factors are most impacting the current markets?

‘The really important factor is the normalisation of interest rates... There's a real battle getting deals done - agreeing price, fundamentals and what the attributes of the real estate out there really are... There's (also) a lot of work going on in the sustainability space.’

How should a developer who has not previously done business with you best make an initial approach?

‘We're very happy to be engaged early in the picture to give an initial view on viability for us as a lender; and equally there are some key elements that will need to be locked down - things like planning consent, where your equity is coming from, a formulated development appraisal, exit strategy... So no right or wrong.’
