• Lisa Baroldi, President and CEO attended the 2025 Alberta budget presentation on February 27, marking the beginning of the new spring legislative session. BOMA Edmonton and North has provided an initial analysis of the budget's highlights, particularly focusing on its implications for the commercial real estate sector, read the full summary here. ?

?Safe Communities and Vibrant Economies?

• The Alberta government, City of Edmonton, and Oilers Entertainment Group (OEG) have reached a tentative agreement involving $250 million in public funding, aimed at attracting more visitors to Edmonton's downtown and dismantling the Northlands Coliseum. ?
• Avison Young's recent report on Edmonton's industrial real estate market highlights that? demand has consistently outpaced supply in the greater Edmonton region over the past year, particularly driven by listings in the northwest. The report also notes that the City of Edmonton’s initiatives to streamline development approval process position the region as a “leader in industrial growth and innovation.” ?
• According to Kim Petrin, the City of Edmonton's Deputy City Manager of Urban Planning and Economy, Edmonton reported an estimated $4.2 billion in building permit construction value for 2024, a 31% increase from 2023. The city approved 15,999 net new dwelling units and performed 178,603 safety codes inspections that year.

?Fair and Equitable Taxation, Regulation and Policies?

• Danielle Smith promised tax cuts for Albertans, and the UCP government has announced plans to implement an eight percent personal tax bracket for income up to $60,000 in the 2025/26 budget. This measure will cost the province approximately $1.2 billion annually and save taxpayers about $750 on their first $60,000 of income. ?
• Edmonton City Council approved the new Public Spaces Bylaw on February 25, 2025, consolidating and updating regulations to create safer, more inclusive public spaces. Informed by extensive public input, the bylaw aims to enhance public safety while streamlining the legal framework. It will take effect on May 12, 2025.

• What Are the Latest ASHRAE and CSA Standards for Air Filtration? For building owners and managers, following air filtration standards not only enhances occupant health and comfort but also improves energy efficiency and regulatory compliance. Explore the latest ASHRAE and CSA standards, their benefits, and their limitations. ?
• Entuitive provided structural engineering services for the full-scale rehabilitation of the Bonnie Doon Leisure Centre, originally built in Edmonton in 1965. The upgrades included architectural modifications for barrier-free access, mechanical and electrical system enhancements for code compliance, and structural restoration of concrete elements. ?
• Robert Sabulka, MacEwan University's associate vice-president of infrastructure planning, provides an inside look at the new MacEwan University School of Business Building.

?Diversified and Educated Talent?

• The REET Institute is training high school students to become the next generation of investors, owners, and leaders in commercial real estate. The 2025 cohort includes 23 scholars, who will be mentored by 15 industry professionals. They recently completed their first workshop which introduced students to various roles in commercial real estate. ONE Properties intends to collaborate with the REET Institute for this cohort. ?
• NorQuest College received $4 million in funding, announced in the Alberta 2025 budget, to begin designing a new addition to its campus. The college plans to construct the Career Skills Centre, which could open as early as 2029, and expand capacity by 10,000 students. ?
• Canderel Group celebrated the opening of Kickstand, a youth wellness hub located in West Edmonton Mall's YMCA of Northern Alberta. Canderel contributed project management and construction expertise to the initiative. Kickstand delivers free mental health support, peer counseling, and employment services to Edmonton youth aged 11 to 25.
