Raw Land

This is for when you need to get land for a possible future development. Whether it be for a full-time commercial farm or a part-time hobby farm. Here are some of the terms.

  • Rates start at 2.9% and up
  • Have interest only options
  • No pre-payment penalties
  • Flexible payment dates
  • Land can be rural or suburban
  • No Minimum size acres
  • For hobby farm it can produce income or just be for fun
  • Up to 30 year Fixed Rate, Or up to 10 year Adjustable Rate

Commercial Land

Available regardless of stage of development. Raw land, Commercial un-entitled land, entitled land, PUD and mixed use are accepted. Here are some of the terms.

  • No Documentation available or Alternative Documentation
  • Cross Collateralization
  • Interest Only options
  • Terms from 12 months – 36 months
  • 6%-13%
  • Up to 65% LTV
  • Loans from $80,000 to $100,000,000
  • Closes within 5-15 days usually
  • No minimum credit score

Residential/Subdivision Development

For developing multiple single family residences or purchasing land to develop into multiple residences. Some examples of properties would be a residential subdivision, raw land, un-entitled land, entitled land, PUD, mixed use developments, vacant land, paper lots and tax increment financing (TIFS). Here are some of the terms.

  • Loan Types: Purchase, Refinance, Cash-out, Foreclosure Prevention, DPO, Bank Work out, and Stalled Residential subdivisions

  3. How much did you pay ?
  4. What is Parcel # ? We need information to find property online.
  5. Do you have closing statement from purchase ?
  6. Cost breakdown of improvements ?
  7. Is the property free and clear ? If not we need mortgage information on current financing.
  8. Current Entitlements ?
  9. PFS

 

Refinance

 

  1. What is the address of the property

          2. Who is our Borrower/Borrowing Entity ?

          3. When did they purchase the property?

          4. How much did they purchase the property for ? Are the acquisition parameters easily available online ?

Purchase

  1. What is the address of the property
  2. Who is our Borrower/Borrowing Entity ?
  3. Purchase Contract ?
  4. PFS or Application ? Does it show that our borrower will have the liquidity to be able to buy this property ?
  5. Please attach appraisal or internet link to subject property for review ( Zillow, Trulia, Redfin, Loopnet, Local Public records etc
