The Kind of People I Hire To Sell My Properties

When I'm looking for an agent to sell my properties....I'm looking for a champion...nothing less. Before I sign the listing, I expect a welcome letter. I expect a marketing presentation. After all, there are thousands of agents....why should I pick you? How will you connect with those who will buy my properties? Is your marketing only in the county? The state? Have you considered that perhaps someone rich guy in Singapore or Hong Kong might be interested and probably is if they know about this opportunity? What are you doing to reach that element of the buying public? Do you expect business just to come to you? What are you doing that is different from other agents? How do you use social media in your marketing? Are my properties going to be just another blurry Zillow picture? Are you going to use drones? If you take three days or more to get back to me....why? Do you consider me to be less of client than others? Are you at that stage in life where it's hard to reach you because every few months you're in Cancun? If you just sent me an electronic listings for signature after our first talk....you're out. If I spoke with you and you pawn me off to your assistant....you're out. And another thing.....I do look around to find out what comps are. My team does its own comp analysis. If you come to me with numbers significantly less than mine...and I've been doing this for a while....I'm going to ask: 1) Was I wrong? 2) Are you wrong...and if you're wrong, did you low ball the offer out of ignorance (bad) , laziness (bad)....because you used someone else's analysis? 3) Or did you think that by lowballing the comps you could sell the property quickly, buy it yourself and sell it at a markup (worse) ? If I catch you doing that....you're out too. And I also canvass other agents to see what their expected compensation is. If I find out that you want to charge me 3x what other agents want to charge me....I probably won't even ask why if you haven't done all of the above...i.e. welcome letter, marketing presentation, etc, because I know that you're trying to take advantage of me, because I come off as a nice guy and you take that kindness for naivete or stupidity. Yes....this happens too. I tell you all this, because all too many of us compromise when it comes to expectations of quality and how we are treated. We should expect the same treatment that a real estate mogul would get....and why not? The person or team that represents you should feel proud and privileged to represent you.
