1/ Coliving Is Becoming Mainstream, What's Next? By Claire Flurin
Have you ever wanted to get a 15-minute masterclass to finally understand what coliving means as an industry, what financial models coliving operators use, and how coliving fits in a wider societal and industry chapter of change?
Then listen to Claire’s talk. Claire Flurin is the Head of R&D at Keys REIM, leading the research lab Curiosity Is Keys which brought out several high-quality publications in the last years.
In this incredibly valuable talk, Claire first starts breaking down what coliving is, how it fits within global trends such as increased mobilization, a loneliness epidemic and what current limitations coliving has as an industry.
She then takes us into concrete financial analysis of the sector, explaining how and whether operators deliver on their promises of affordability, and what coliving products and spaces are actually offering.

2/ History Definition and Overview of the Coliving Industry
A classic talk by our very own Connor Moore, former Head of Content and cofounder & lead at Coliving Resources, a quarterly update library of all coliving resources that summarizes and lists you the best resources for anything related to coliving concepts, industry updates, design and architecture, operations, community building, financial operations, and more categories!
Why is Connor’s talk important? Because he brings us back in time, explaining to us how and whether coliving existed in the last centuries.
Connor then gives us a broader view by showcasing how different parties define coliving, and drops some mind-blowing statistics on the current socio-economic trends.?
?Weird as it sounds, here is one research that indicated the need for connection in housing: “42% of millennial women are more scared of loneliness than a cancer diagnosis.”?
And from there, Connor goes further in mentioning all the latest coliving industry statistics, doing a deep dive into the latest media perceptions, and explaining what the success of coliving ventures and projects will depend on.

3/ Highlights from Expansion, Innovation, and Resilience: Insights from Brad Hargreaves and Reza Merchant
Our very director Gui Perdrix interviewed the founders and CEOs of two of the largest coliving companies, Common (in the US and Canada) and The Collective (mainly London with one operation in NYC).
Both companies have very aligned missions - offering a different way of living, based on convenience, community and cost-saving. And yet, they are very different in many aspects: for example, Common only leases their real estate or enters revenue-share agreements, while The Collective buys or even builds the asset. This allows Common to grow to 10,000 beds with lower but stable margins while The Collective remains at 1,000 beds with a holding company on the side.?
While The Collective offers both short stays (a few days) and long-stay (6-18 months), Common also diversifies its activities. The company operates half of its units as coliving spaces, while the remaining ones operate as multi-family. Coliving is seen as a typology within build-to-rent. This way, coliving is an entry point into a high-quality building or residential area.?

“25 million Americans live with roommates?? yet this demographic is under-addressed by those who build and rent apartments,” said Brad.
On the other side, the Collective undertakes an asset-heavy and vertically integrated approach that allows end-to-end control. The asset-light approach used by Common tackles market opportunities faster (i.e. developing homes for single-parent families) and scales rapidly.
