Manhattan New Signed Contracts

The total number of newly signed contracts for all 3 property types slipped year-over-year for the second time in 3 months, pulled lower by overall CONDOS.

However, above the $5 million threshold, CONDO new signed contracts jumped annually. Annual gains in new listings were seen for the third time in 4 months.

May 2024?Manhattan, Brooklyn & Queens Rentals?

New lease signings in Manhattan rose to their second-highest level on record for May.?All price trend indicators slipped year-over-year, yet median rent saw its second-highest May result in history.?Listing discount tied to the lowest level on record for any month, reflecting a premium.?Doorman median rent increased year-over-year more than non-doorman rent for the fifth straight month.?Annual median rent growth for new developments outpaced existing rentals for the third time. Luxury price per square foot year was unchanged year-over-year as luxury listing inventory has been expanding since last September.

New lease signings in Brooklyn rose to their highest level on record. Median rent and net effective median rent reached their highest level for May on record. Listing inventory rose to its highest level for May on record.

New lease signings for Northwest Queens rose to their highest level on record. Net effective median rent reached its highest level for May on record. Listing inventory rose to its second-highest level for May on record.
