June 11 - 18, 2023 Weekly Market Update - West Vancouver & North Vancouver

Hey everyone!
I’m doing a quick update on the real estate market activity here on the North Shore in the past week.
For West Vancouver and North Vancouver, there were a total of 154 properties newly listed. 74 strata and 80 detached.
There are 2 properties sold last week. All are located in North Vancouver. One is a detached property and One strata property.
The first was at 2352 ST. ANDREWS AVENUE was listed and sold for $ 2.6 M. It was on the market for 10 days before getting sold. The property is a 5-bed 4-bath Corner Unit.
The second was at 213 3602 ALDERCREST DRIVE. Listed for $829,000 and sold for $830,000. The property is a 2-bed 2-bath Inside Unit. it was on the market for 2 days before getting sold.
Comparing it to my last week’s update, We’ve seen more sold listings from the previous week and more active listings this week.

I live in the Seastrand building on 150 24th street, which is waterfront, and the latest sale was a 1 bedroom 1 bath unit # 508 located under me as i am # 1008 and it was listed for $ 828,000 and sold for $ 822,000 in 18 days. There are currently 5 active listing in this building and 1 for sale by owner on craigs list. If a listing is priced correctly for the market it will sell very quickly but if it is not it could sit for months or longer. It is pretty obvious with some of the listing in my building.
