Where Are People Moving To?
During the COVID-19 pandemic, people left the metropolitan cities, such as Manhattan and Downtown Los Angeles, thus choosing to move the suburbs. However, a new study has found that people have chosen the intense drought areas. Why is that? Affordability.
According to a recent RealTrends article, areas with high fire and flood risks saw an average 3% and 1.9% population increase, respectively. Also, interest and demand for secondary homes in these same areas increased by 40% over the past two years. Cities that have seen these increases have been Bakersfield, Chico, Visalia, and Fresno in CA. Outside of CA, Las Vegas, Reno, Austin, San Antonio, and Dallas have experienced an influx of new people.
The bigger question from this article is that will this trend continue as long as homes in major metropolitan cities, such as New York and Los Angeles, continue to see major sales and rent prices increase? We shall see where the market shifts.
