The door for international jet setters is opening up thanks to the major investments taking place in Athens. Notable investment movements come from Astir Palace Vouliagmenis, Grivalia Hospitality, and TEMES. Consequently, these three hotel businesses are shaping the new image of hospitality in the capital.
Astir Palace, which has undergone a complete renovation of its hotel units in Vouliagmeni Bay, is preparing for its next step, Astir Marina Vouliagmenis, which will officially open this summer. It will host significant international luxury brands in the retail sector and provide berthing spots for luxury vessels returning to the bay of Vouliagmeni. The LVMH group, with brands such as Louis Vuitton, Dior, Loro Piana, and Cova café, will have an advantage as its houses participate in the marina's stores.
The aim of the people of Asteras Vouliagmenis, who manage the marina, is to establish it as one of the top yacht mooring, entertainment, and shopping facilities in the Mediterranean. Regarding the first commercial stores, they will operate from April onwards, with the completion of arrivals from leading global retail companies expected by June.
The strategic agreement with Lamda
TEMES, on its part, has signed a strategic agreement with Lamda for the joint development of two modern, luxury hotels and their corresponding tourist-residential complexes on the coastal front of Elliniko, as announced recently by Lamda Development. The agreement entails the development of a unique five-star architectural hotel within the Agios Kosmas Marina area and a second luxury beachfront five-star hotel along the coastline. Both hotels will be accompanied by residential complexes. It should be noted that, according to Lamda Development's plan, a commercial zone with luxury shops, dining, and entertainment venues will be developed within the Marina.
Additionally, the hotel group is actively involved in the coastal front of the southern suburbs where, through its subsidiary Athens Beach Club S.A., it has leased three different sections on Voula's Second Beach. The central core of this development, which is being initiated by Athens Beach Club for Voula's Second Beach, is the regeneration of the beach area under the terms of mild and sustainable development while respecting the needs and desires of the local community. Simultaneously, a Hilton beach club will be created to serve the needs of the tenants of the new hotel and the residences being constructed at the former Hilton site in the center of Athens.
As a reminder, TEMES is also reconstructing the former Hilton, where work is currently in progress. The site will become a new Conrad hotel, along with residences under the Conrad Residences and Waldorf Astoria Residences brands.

The new “Asteria” in operation from autumn
Grivalia Hospitality aims to gain as much time as possible during this period, as it progresses rapidly to complete the ambitious and distinctive construction project in Glyfada's Asteria. The hotel unit One & Only Aesthesis will operate there. Its trial operation will begin on August 1st, and the first reservations will start to be available in the system from early October. However, if the trial period satisfies the people at One & Only, who will be the operator of the luxury hotel unit in Asteria, the official opening may also take place in September. It is worth noting that Asteria will have 12 suites, 95 bungalows, a complex with 7 branded villas, a presidential villa, and six other distinguished villas near the presidential one. There will also be an exhibition area and hall, a multipurpose hall, 2 restaurants, archaeological walks, activity areas for children and teenagers and a rejuvenation centre.
The new Six Senses in Petalious
Grivalia Hospitality and Six Senses have signed a management contract for the iconic luxury hospitality, leisure, and wellness project "Six Senses Megalonisos," planned to be developed in the southern part of Megalonissos, part of the Petalioi island complex, located near Attica.
Internationally, Six Senses' portfolio includes 22 luxury resorts & spas, while 41 projects are under development worldwide. This collaboration marks Six Senses' entry into the Greek market. The investment for the development in Petalioi is estimated to exceed 280 million euros. On an area of 550,000 square meters in the eco-resort, the construction of 75 ultra-luxury villas and 20 branded residences, restaurants, wellness and fitness facilities, a beach club, will be realized, offering a wide range of high-quality services to visitors. "Six Senses Megalonisos" will be fully energy independent, with the goal of achieving a zero carbon footprint. It will be powered by solar panels in combination with the use of sustainable materials and the implementation of best practices during its construction and operation.
Overall, we are witnessing significant activity from units in Attica and the rest of Greece that will be able to accommodate high-income visitors and contribute to the improvement of our tourism product.
