From Boring to Booming: Strip Malls Are Making a Big Comeback???

The strip mall is having its moment in the sun, and for good reason. There has been tremendous growth in velocity within the investment sales world, much of which is driven by the appreciation in rental rates. Many tenants in strip malls and strip centers are small businesses that have capitalized on changes in work schedules and freedoms, benefiting from increased foot traffic, which has risen over 10% in the last five years.

This opportunity has caught the attention of some of the largest investment companies in the world, as evidenced by Blackstone's $4B purchase of Retail Opportunity Investments, which owns 90+ grocery-anchored shopping centers. The reality is that yield can be found and created, and operators with an executable business plan can truly thrive in these market conditions. Not all strip malls or shopping centers are the same, which is one of the factors that attracts different investors with various strategies and goals—an advantage for both investors and owners. Immigration Policy Weighs Heavy on Industrial Sector???

There has been a lot of discussion about the impact of tariffs on certain industry sectors, but there is a real storm brewing in the world of industrial real estate if the proposed immigration policies are enacted. One of the key ingredients for long-term, stable industrial assets is access to a quality labor source, and this is already a hot-button issue, even without any restrictive immigration policies in place.

If the predicted growth (23% increase by 2030) by analysts comes to fruition, there will be an even larger gap that needs to be filled. While reliant on population growth alone, there would be challenges, but these could be exacerbated by policy. The Pew Research Center estimates that 19% of immigrants currently work in manufacturing, and while the breakdown between documented and undocumented workers is unknown, we could be talking about millions of workers. A lot will be written about the cause and effect of new policies, and rightly so, as it all may be interconnected with both challenges and opportunities.
