The January 2025 Housing Market Trends Report from Realtor.com discusses the various factors influencing the housing market, such as inventory, newly listed homes, and median home prices. The number of homes actively for sale has been growing for 15 months, with sellers returning to the market. Despite higher mortgage rates, the number of newly listed homes increased by 37.5% compared to December.
This of course, is not unusual considering most homeowners who currently live in their homes are not very interested in opening their home up for viewing during the Christmas holiday season.
Atlanta homes are staying on the market longer than last year, but still less than the pre-pandemic levels.
The report also notes that the median home price has decreased by -2.7% year-over-year, but the Median Listing price since January of 2019 has increased by 28.8%. The YoY decrease is likely due to the fact that mortgage rates are higher now than they were a year ago.

The report concludes by saying that the housing market is still strong, but it is slowing down. This is due to a number of factors, including higher mortgage rates, rising inflation, and a potential recession. However, the report also notes that there is still strong demand for housing, and that this is likely to keep the market afloat in the near term.
Remember however, that each area of Atlanta and each subdivision is its own market area. For example, the Cumulative Listing Days on Market in the East Cobb area of Atlanta shows only 24 days, whereas Metro Atlanta as a whole shows almost an entire month longer. Time is money.
