James Bond Real Estate in Panama City

I’ve just received new photos and videos from the developer behind Seascape, where in June 2019 I first brought?RETA?members a chance to own in a super-luxurious community on exclusive man-made island’s right in Panama City.

And it is looking…wow!

Called Ocean Reef, the islands Seascape is built on make up one of the most exclusive communities in Latin America, just 500 feet or so from the center of one of the world’s fastest-emerging global cities.

They offer a lifestyle that belongs in the pages of an Ian Fleming novel. Opulence and exclusivity with exotic marine adventures the norm…and luxury shopping, fine dining, casinos and the incredible nightlife of Panama City on the doorstep.

And at Seascape, many?RETA?members have already taken delivery, and are getting units furnished and ready for renting.

Ocean Reef is low density and low rise. These are two manmade wonders, designed by Dutch engineers, totaling 43 acres of land right in the heart of Panama City yet surrounded by the ocean.

The type of folks who own here are so wealthy they pay teams of people to manage their money.?It’s an ultra-prime market, which means there are at least three transactions over $25 million each year for three years running.

Yet, thanks to our?RETA?connections, we got a hold of “ultra-prime” real estate without the price tag.

RETA?members could buy in Seascape from $783,000. Today similar condos here list for $995,000. That’s a boost of $212,000. As you might expect, rentals here will go at the very top end of the Panama City market too.

Key to our deal in Seascape was our close relationship with one of the most respected developers in the country.

I consider Alfredo Aleman and his Grupo Los Pueblos Panama’s most dynamic and successful developers. And arguably the only developer’s in Panama with the vision to create something as spectacular as Ocean Reef.

I’ll be honest, at first Alfredo’s plan seemed far-fetched to me. Building two islands from scratch in the Bay of Panama and connecting them to downtown Panama City by a 500-foot bridge seemed outrageous.

But starting in the early 2000s, the islands started to emerge…

On each visit to Panama I could see them rising from the bay. Now they exist. I’ve visited them, walked around them, spent time in the properties there. And what he’s achieved is nothing short of remarkable.

Owners on Ocean Reef have access to a private concierge service, a full-service spa, gym, a lap pool, volleyball…tennis courts. The marina is open and is spectacular, 170 berths. It is the only marina in Panama that can take yachts up to 200 feet long, the mega yachts of the super-rich.

On every visit I’ve found the two islands completely tranquil with a wonderful sense of detachment from the bustle of the city. Strict guidelines will keep everything low rise, preserving the wonderful sense of space. Everywhere you look you see ocean…so close at hand you can smell the sea air.

The rental potential here is stellar. A condo in Seascape will have the broadest appeal, to wealthy executives, super-rich retirees, young high-flying professionals…all will happily pay $4,000 or more (and as much as $7,000 for a three-bed)…it’s their way onto the island and it makes for a return of 6% or more, which is enormous for blue-chip luxury real estate.

This two-bedroom condo below in Seascape a RETA member bought for $815,155 rents for $6,000 a month.

As I say, with this deal in Seascape, thanks to our?RETA?edge, members of my group got in on this ultra-prime community at a shockingly low price, from just $783,000. Similar condos today list for $995,000. That’s a boost of $212,000.
