ITS TIME TO STEP UP
Over the last few months (actually years) I have thought a lot about the Bali real estate market and possibilities as well as also the many challenges ranging from ownership to zoning, to build permit and so on. I have also thought of the state that our industry is on when it comes to professionalism of agents and agencies, or perhaps lack of such even though there are a few really good agents out there. I have also thought of the lack of enforcement and regulations from government and interest organizations. We are years behind other neighboring countries with no signs of waking up.
On the other hand the Bali market is as hot as ever with property transactions happening all over the place. Most of them with no in-debt understanding of risks and legalities from buyer or seller. And believe there are many pitfalls that people will wake up to with regulations step by step being pushed forward.
In this I believe there is an opportunity for us at SSI, we came from real estate and today have a great reputation for transparency and understanding of the legal challenges and risks.
We also have more than a few high end investors using us for set up and legal advice. And we operate a real estate team.
I have therefore decided that I will select a few high end ?properties that I will co-list with our team leader of real estate and move forward to market and sell. We think the benchmark of these properties, land, villas and boutique resorts is 20 billion rupiah and up. Or about 1,3 million USD.
We will make sure that the property do qualify to go to market, and support to iron out any possible issues ranging from ownership, to build permits and zoning so that this can be explained to a buyer in a transparent way prior to due diligence.
We will provide a buyer with a PT PMA set up to purchase the property all in compliance of Indonesian law. Some also may want to use the second home option recently released by the Indonesian government.
Our aim is to sell high end villas, land and boutique resorts free of any issues to a large potential market abroad.
With that we have identified some mayor partners that will support us in this process bringing various properties to the market.
