It's Economics 101...?

A major hidden benefit of investing in mobile home parks is the extremely high barrier to entry for new competition.

It's simple supply and demand, really...?

In most areas of the country, it’s nearly impossible to get the proper zoning and meet all the requirements to build a new mobile home park.

With apartments, it's the contrary.

You can pretty much go to just about any city in the US and you’ll probably see one or more new apartments under construction.

Where this gets risky is in areas that have a lot of vacant land and room for horizontal growth.

Texas is a prime example. Lots of room for growth as you enter into the suburbs surrounding some of the major cities.

Real estate almost always hits a phase where things become overbuilt.

But this isn’t the case with mobile home parks – and never will be.

The supply of mobile home parks continues to be artificially constrained while demand for affordable housing continues to grow.
