having recourse to a bank loan allows you :
1 - To insure your money:
In case of death or disability, the insurance will take over your loan.
If you have used your savings, you will not have to pay anything back!
2 - To keep your savings:
Think of keeping a precautionary savings to face the unexpected or to please yourself.
Yes, investment rates are also increasing!
3 - To plan for the long term:
If you take out a fixed-rate loan, you know the cost in advance and it will remain unchanged.
Savings are subject to the variation of the short or medium term investment rates!
4 - To have created a leverage effect:
The bank loan is the best leverage because it allows you to pay for a property with money you did not have initially.
If you use your savings: a value of 1000 will remain a value of 1000
With the loan, you will have kept your savings of 1000 (plus interest) and you will have created added value !
5 - Renegotiate your credit:
15, 20 or 25 years is a long time!?
Until then, if the rates come back down, it could be interesting to renegotiate your loan to reduce the duration and the cost.
6 - Not to suffer from inflation

You are lucky, the rate being fixed, it will not increase while the rents, in the case of a rental investment, will be revalued each year according to inflation (notice to investors)!
