Its not just about the mortgage with me when you buy your new home

Over the last few years many of my clients have benefited from my personal service when it comes to buying a home. It’s not just all about the mortgage, although that helps if your deposit falls short on the asking price.

Someone once said to me when buying, well I don't want to pay the money grabbing lenders interest. I said, the only way to avoid that is to meet the asking price with 100% of the funds. That's obviously where I come in. My job is to source those funds the cheapest way and in the shortest amount of time that is affordable to you.

How else do I help my clients then?

My main focus is to absorb all the stress and worry myself. I bear an important responsibility to get you into your new home.

A few questions from me (oh I love asking questions) what deposit do you have, how do you earn your income, where have you lived, your age and dependants, etc, and I can understand your circumstances and provide you with idea of how much you can borrow. Some clients find a home themselves and then its a matter for me of working the other way around. Ensuring they can afford what they are proposing to buy.

Then I would need to provide a formal documents to provide to estate agents in the form of a decision in principle or agreement in principle (they are the same document). This is where you would be credit assessed and the accuracy of how much you could borrow would NOT be assessed at this stage, so it is vitally important that this is entered correctly. It’s a responsibility I take very seriously to ensure that when it comes to the full mortgage application there are no unnecessary delays.

Whatever property you choose to buy I will always take a keen interest on your planned purchase. I need to know basic information for the mortgage valuation but for me I take it to the next level in terms of discussing is it the right property for you? I analyse previous sale data. I do not want any of my clients over paying for property. I will even suggest how much you could offer and handle those negotiations with the estate agents should you wish me to.

I have access to conveyancing solicitors that would take care of all legal aspects of the purchase. I work with everyone such as estate agents, solicitors to communicate where everyone is in the process and chase where necessary to get to completion in the shortest possible time.

I am dealing with an ever-changing landscape and one area I keep a close eye on is any rate changes. If the lender announces a cheaper rate during the process, I discuss with you whether we should apply for that rate change. I have saved many clients over the last year where rates have dropped. Its something I monitor and is a personal service.

Once the home is purchased it would need protecting. I would always advise taking Buildings and contents cover, Income Protection, Life and Critical Illness, and quotes will be provided, and a discussion taken place over how important they are to your future needs.

That's all relying on everything running smoothly and to plan which they never do. I am always dealing with the unexpected, down valuations of the property you have purchased, property survey defects, sellers deciding not to sell or problems in the chain with other mortgages (well, they cant all use me!). I take everything calmly in my stride re-evaluate what is required and absorb the stress so you don't have to.

Everything I do is paid on completion. My personal guarantee to you, is a promise to have the keys to your new home before I get paid a penny. Do you know that includes if you are to find a new property during the buying process and your original property needs amending. I have done that 3 times for 2 different clients after various sales have fallen through. The prospect of changing your life for the better enough to keep me motivated and focused on the task at hand before I receive an monetary reward.
