Well, mostly... One of the things that clients regularly tell me is that they have done a training course and they have been told to use ￡x sqft as their build costs. Or a mate has said they built a house at ￡x sqft. Or a commercial conversion can be done for ￡x sqft...
That all may well be true... for them!
Don't use the same numbers for your build.
You will probably be wanting to build a different type or size of the house, in a different part of the country, at a different point in time, with different builders... then, of course, your costs are going to be different.
Of course they are.
But people are still falling back to these numbers time and time again and 'hoping' that they are correct.
If you want to be successful in property, then you need to get your numbers right. Don't just guess or use someone else's number from a completely different project. Take ownership and assess the build costs as if your reputation relied on it... because it will.
