This month, our members learnt how to make their LinkedIn profile primed for attracting and networking with investors. We had a LinkedIn expert share their expertise via 3 video tutorials to cater for the different levels of LinkedIn expertise: Novice / Intermediate / Advanced. This way, there's something for everyone - no matter your level! This was then followed by a Q&A session where members could get clarity on various LinkedIn matters.

Here are our top 3 takeaways from the session:

?? Personal profiles perform better than company pages. People are on there to meet other people, not companies!

?? Always include a message when making a connection request. It's simply the equivalent of saying "Hello, how are you? What do you do?" when meeting someone in real life.

?? Consistency is key. Once a week is enough and do it every week so that your network is kept up to date on what you are up to and you remain top of mind.

LinkedIn is a wonderful platform to make new connections and grow your network. So go out there, reach out to people, be yourself and build relationships. Remember that people invest with those who they know, like, and trust. LinkedIn is a great opportunity to widen your reach and fast track the know-like-trust process!

?? 3 common fundraising mistakes you need to avoid

Firstly, let us make one thing clear. There is no?magic formula?to attract investors, whether it’s on social media or in ‘real life’. Attracting investors is all about being visible and making the effort to build meaningful relationships.

The secret though is to do that in a way that makes it easy for you and prospective investors to get to know, like and trust each other. Although there’s no magic formula to attract investors,?there are methods and techniques that are taught out there that will just push 6-figure investors away.

The sad part is most people make these mistakes without even realising it. They just copy what?seemingly?successful people do…

We don’t want you to make these mistakes. We want you to stop leaving money on the table. We want you to be successful at raising investor finance. We want you to speak the investors’ language and build your confidence to go out there and attract those 6-figure investors your property business needs!

Mistake #1: talking about bank-beating returns, guaranteed returns, etc.

This may resonate with the average Joe but:

a)??It’s illegal to raise money from the average Joe (all your investors have to be high net worth or sophisticated investors)

b)??No 6-figure investor ever said they wanted bank-beating returns, guaranteed returns, etc. Why? Because they know what investing means. They know that returns in property and bank returns cannot be compared because the risk profiles are completely different.

Mistake #2: downplaying the risks of investing in property.

6-figure investors know that their capital is at risk when investing. They know that returns are not guaranteed. They know that they may lose their money. They are well aware of the risks. If you withhold the truth about risks because you think your investors can’t handle it, then they’re not investors and you shouldn’t take their money. Simple as that.

Mistake #3: talking about inflation eroding people’s savings in the bank.

6-figure investors have investment strategies designed to beat inflation. They don’t need you to remind them that their savings are eroding in the bank. They’re on top of this. They’ve got it covered. Talking about inflation will only resonate with the average Joe… which, again, you can’t raise money from!

So, what do 6-figure investors want?

They want to know who you are. They want to know what you do. They want to see case studies. They want to see you at work. They want to know what’s going on in your life.

They want to know, like and trust you but that’s only possible if you start speaking their language!

So if you want to start attracting 6-figure investors, start speaking their language today!

People in property are always suggesting coffees/calls. Which is a great way to network and get to know someone better. However, when you are trying to fundraise, it's not always the best way to proceed. Investors are typically cash-rich, time-poor so they don't have a lot of time for coffees/calls. You need to have an effective fundraising process to ensure that you get the results you want in the least amount of time possible. So, what should you do/say on introductory calls?
