Not an investment for everyone!
I have been told a handful of times that this is an investment that nobody will look at and that if you had 2 million pounds to invest you would expect more...
Well, although investment is not my bag and may be, I am just too close to the woods to see the trees but I do strongly disagree. I believe that for the right person this could be one of the best, most enjoyable, potentially best returns they could look for. It would sit perfectly in an investment portfolio, not the usual, but possibly one that really could help to change a sport they love dearly.
The Investor profile-
Golf crazy, has a passion for improvement, wants to make a difference in the golf industry, wants to begin a golf practice revolution. Helping to build something very special, it could be viewed, as the “so called investment gurus” suggest, as a weak investment opportunity almost an ego purchase, more about having fun on the journey than about the cold hard cash return. A heart over head decision! That said, I believe that the assumed returns are very powerful balanced against the risks involved.
In brief....as these are not written in stone.
A straight 40% return (8% PA) on the money plus full capitol return after a 5 year period.
An option to exit after 5 years or stay in for ownership of 40% of the Perfect Practice Brand (Including any other activities/licencing within the UK & Europe) not just the flagship facility. We have an aggressive growth plan to follow once the showroom has been built and we have achieved proof of concept.
There is great potential to increase the value of the original site through selling off part of the property for housing development (Government Housing white paper) which could create an added value in excess of 30 Million. The group would still retain ownership of the improvement centre and the 6 hole golf course.
The worse case scenario- A majority of the investment is still wrapped up in the chosen site as a tangible asset. The facility and the improvements made plus the land that it sits on.
We have a group of industry experts involved here, we all have the combined skill sets to make this happen. More importantly all involved love the game and want to blaze a trail that leads to a golf practice revolution, raising industry standards and bringing many more people to the greatest game ever invented.
We would expect no less passion from our investor/investors, can you get better returns on your money? my understanding from consulting many financial experts is yes you can, however if you fill the investment profile above then quite honestly there is no better opportunity than this one. It is totally unique, you would not be buying just another golf course or driving range but investing in and becoming part of the team that builds and operates the best golf improvement facility in Europe!
