The “acid test” is not in doing double-blind studies and accumulating reams of statistical data, look at what each of us has done on own strength and power without the benefit of one or more others.

Such is the question assigned that VetVest Group, LLC must explore and make all attempts to reconcile to the best of its ability.?So, potential solutions start with acknowledging two significant issues that impact all communities equally:

  • Family disharmony
  • Neighbor and neighborhood disharmony

Healthfully, 4 Causes of Family Conflict (healthfully.com) lists the number 1 cause of the 4 causes as, Finances and Jobs. In that light, a potential resolution becomes evident: Creation and ease of access to Finances or Jobs.?NOW, the only question becomes - How?

Many solutions include recognizing a fact: “What’cha Gonna Do with What’cha Got?” (Jackson, Evergreen). Socio-Economics proves the fact that the economics (lack) are lessened when people (individuals/groups) share in key Principals of Economics: Land, Labor, Capital, Management, and NOW since the 1980s, Information.?Sharing means communication.

Therefore, if you or I share information about any principal described above, WE can benefit provided, we ACT upon the information shared.?The sharing and the acting are the critical keys to progress.

Can we also agree on the critical issues of any community? May I suggest our community issues include Economics (Housing, Jobs, and Contracts), Education, Environmental, Health/Social, Legal/Safety and Moral/Spiritual.?The focus of VetVest Group, LLC is Economics.

Our list of projects in Arkansas, Colorado, and Texas are projects that align completely within the scope of Community and Economic Development (aka Socio-Economics including communications channels) as follows:

  • ?ARKANSAS – Pine Bluff, 20 acres of raw forestry land zoned as Agricultural.?VetVest Group, LLC has a 25% ownership with the Arkansas Land Development Group, LLP – a family-owned enterprise.?The current vision plan includes development of a multi-use industrial complex and a National & state Historical designated site called, Altschul-Carson Memorial Park.

Aligning with a potential owner/operator group actively engaged in the industry, a highlight of the vision for the Industrial Park is a Regional Hemp/Marijuana Recycling/Distribution site.?This facility promises to have a major, regional impact on Workforce Development.?

Property is accessible by major transportation infrastructure.?All land platting and utilities must be completed or installed.

  • COLORADO – Aurora-Denver Field of Membership. New Horizons is envisioned as a potential Federal Credit Union designated as Low-Income and as a Community Development Financial Institution (CDFI).?These critical designations create the opportunity to widen the market for access to affordable capital and increasing real assets for neighbors in declining neighborhoods – Gentrification delayed or stopped.??

VetVest Group, LLC is the appointed chairman of the Asset-Based Community Development Group, Inc. (acting as the Steering Committee in search of Executive Management and Board and, a Fiscal Agency). The development model is faith-based and designed according to the Community Asset Map, which shows the alignment and inclusion of critical assets active in any wholesome community.?

  • ?TEXAS VetVest Group, LLC, on behalf of the Walker Family Trust, is the developer and project manager for the 1.3 acres of urban, residential and mixed-use commercial land in Wichita Falls, Texas.?Three land parcels: 711 Marconi, 712 Juarez. and 107 N. Rosewood are the subject of this project and grouped together as, the Rosewood Home Life Cycle . ?????

A particular focus for this project is in filling a void in the lack of affordable/attainable housing and a notable absence of business services – especially youth and senior markets - on the east side of the city.

Notable here is that the depreciated neighborhood is currently on the rebound.?The land, located 5 minutes from the central city, downtown business district, is positioned to contribute to the benefits of the Vision 2020 Plan which, is the Urban Renewal focus for the downtown business district. The timing for this project is ideal as it is in the planning and design stage exactly at the time after a major high school, Boys and Girls Club and Community Center have been approved and are being readied for construction beginning in 2022. These high-dollar projects are within 1 mile of the subject property proposed here.
