Industrial real estate comprises of the activities like Manufacturing, Assembling, Logistics, Warehousing, and Distribution. Alike residential and commercial sectors, industries are also allotted dedicated industrial zones. Industrial real estate is a big contributor to the national GDP growth.
Industrial properties are known for their robust physical features like large sizes, high ceilings, strong/thick construction, and fairly easy access to transportation and other infrastructure.
After the adoption of the nationwide GST, industrial real estate in India has gained growth momentum. As Colliers survey, the demand for industrial and warehousing space in India has increased by 8% which has taken the square feet figure to 24.5 million.it is estimated that the business volume in the industrial and warehousing sectors are expected to grow with a compound growth rate of 19% in the coming years. A recent investment of Euro 100 mn in the Indian market by a US-based industrial real estate developer, Panattoni, speaks volumes about the future of industrial real estate in India. The expansion of e-commerce, manufacturing, and packaging sectors are the key factors for this growth.
Since industries, pollution, environment, power, etc. are co-relative terms therefore it is essential to take measures to maintain the sector in an eco-friendly way. Let us consider some of the initiatives that can ensure the viability of the industrial real estate sector:
1.????? Planning and Architecture
This includes the incorporation of certain techniques and provisions at the initial stage of the design like- using environment-friendly and recycled construction materials; provisions for rain water harvesting; designing the buildings in such a way that energy consumption can be reduced; provisions for waste management etc.
2.????? Setting Green Building standards

In order to reduce carbon footprints and to improve the quality of the environment in which the industry is located, green building standards are followed. To certify and enforce the green policies/standards many organizations have come into existence. In India, the National Green Tribunal (NGT) enforces the environmental protection laws. Similarly, the Confederation of Indian Industries (CII) has also taken an initiative by launching Indian Green Building Council (IGBC). This council conducts- Green Building training programs, Develops new training programs and provides Green Building Certificates.

3.????? Energy Adaptability
The Green Building concept is all about maximizing the use of nature and natural elements in the construction, management, maintenance, and demolition of buildings. In this regard, Energy or Power is one of the most crucial aspects to focus on. To make a building energy efficient and least dependent on artificial sources many techniques are implemented like- upgrading energy-producing/distributing equipment, use of geothermal temperature control pumps, and maximizing daylight absorption. Similarly, measures like- waste water management, the use of recycled water, and the use of renewable sources of energy are also helpful in ensuring the sustainability of the green environment.?
Such resources not only protect the environment but also increase the efficiency of the sector. However, instead of looking at this subject from a profit-and-loss point of view, it should be seen from the angle of colossal future consequences for our coming generations. All the stake holders of real estate, especially Industrial real estate- developers, owners, investors, and tenants must follow the practices that can protect our environment from further decay. ??
