The Department of Town and Country Planning (DTCP) has once again taken a significant step towards enhancing connectivity in new sectors by constituting three teams of town planners. These teams will develop a comprehensive plan for constructing 24-metre internal roads in multiple sectors, ranging from 65 to 102. This move is expected to address the long-standing issues of connectivity and civic amenities faced by residents in these areas. The improved connectivity is set to provide a substantial advantage to ongoing and new real estate projects in terms of price appreciation and market demand.
Comprehensive Planning for Connectivity:
The formation of the three teams of town planners marks a significant milestone in resolving connectivity issues. These teams, assisted by officials from the revenue department, will identify ownership details of plots falling in the alignment of internal roads in the following sectors: 65, 66, 69, 70, 70A, 99, 102, 102A, 37C, and 37D. Additionally, Assistant Town Planner will monitor the progress in sectors 81 to 85 and 91, 92, and 95, while Planning Assistant would be collecting data from sectors 90 and 93. By gathering information on areas where land is owned by developers but roads have not been constructed, as well as areas where land is not available with builders, the department aims to settle these issues. This data collection will enable the DTCP to reach out to landowners and find suitable solutions.
Boosting Real Estate Projects:
The improved connectivity brought about by the construction of 24-metre internal roads will have a positive impact on real estate projects in these sectors. The enhanced infrastructure will provide a much-needed impetus to ongoing projects, stimulating buyer interest and increasing demand. Additionally, new launches in these sectors will enjoy a competitive edge in terms of price appreciation. The provision of well-connected internal roads will enhance the overall livability quotient of these areas, making them more attractive to potential homebuyers and investors.

Legal and Innovative Solutions:
To overcome challenges related to land acquisition and road construction, the DTCP has formed a team dedicated to devising innovative and legally tenable solutions. By thinking outside the box, this team aims to find mechanisms that facilitate the construction of proposed internal roads and overcome any hurdles faced by developers. The DTCP has also requested the deputy commissioner to direct tehsildars to provide ownership details of land in various areas, further streamlining the process.
The steps taken by the DTCP to improve connectivity in multiple sectors through the construction of 24-metre internal roads are a welcome development for both residents and real estate projects. The resolution of connectivity issues and the provision of essential civic amenities will significantly enhance the quality of life in these areas. Moreover, ongoing projects and new launches in sectors 65 to 102, along with sectors 37C, 37D, 81 to 85, 90, 91, 92, 93, 95, 99, 102, and 102A, will experience a boost in price appreciation and market demand, making them attractive investment options. As the DTCP continues to work towards comprehensive planning and innovative solutions, the real estate projects in these sectors can look forward to a bright future.
