The importance of a Scope of Work
A “scope of work” is a term used in the construction industry to describe the work to be
completed by a specific trade or contractor. For example, a framer is responsible for framing
the structure, including walls, roof, floors, etc. However, many owners assume when they call a contractor that they
will quote exactly what they want. Often, this is not the case. Not all contractors
do the same work, perform at the same levels nor will they know what your particular needs entail.
It is critical to develop a scope of work for your project before soliciting any bids. As an
example, let's look at completing a renovation. There will be many components to a remodel
including concrete, framing, plumbing, electrical, roofing, insulation, drywall, flooring,
etc. If you establish goals for each of these phases, it will enable the contractors to
provide a quote for exactly what you want. This will not only save you time, but also
make it easier to decide which contractor to hire.
When developing a scope of work, make sure to identify:
Exactly what you want the contractor to complete
The materials you wish to use (type of flooring, racking, fixtures, etc.)
When you would like the work completed
Any other special instructions which may be helpful to the builder
Remember, whether your project is a remodel, new construction, renovating an investment property or building a solar facility
the more detailed your scope of work, the easier it is for you and the
contractor to come to a mutually beneficial agreement.
