  • Retention sums – most build contracts will include 5 per cent retentions on invoices to the builder to allow the developer to ensure everything has been done correctly before making the final payments.
  • Insurances – it’s vital that you check all the relevant insurances are in place, and are valid (as insurance companies will issue certificates of currency when premiums have not yet been paid, which you may be tempted to rely upon), and that your company name is stated on the policy as an interested party. This is vital becuase if you need to claim on the insurance that you’ve paid to have in place, all three of these aspects must have been attended to.
