However, Danielle's borrowing capacity capped at $600K–$660K, meaning her loan-to-value ratio (LVR) was well below 80%. This made the LMI waiver irrelevant.
Instead, we shifted the focus to banks offering the lowest rates and best features for her goals. Danielle originally planned to buy an apartment for investment but is now exploring established properties with land—leveraging a buyer’s advocate to secure a high-growth asset in a promising suburb.
Lesson: It's not about selling a product; it’s about understanding the client’s objectives and presenting options they may not have initially considered.
