This American-based one of the largest chains of coffee houses, with plans of robust expansion of their retail stores all across India, were facing issues with inaccurate as-built information of the leased/owned buildings. As the Project design team was set up overseas, there was no opportunity for them to physically verify the buildings & had to depend on the existing outdated as-built drawings which was leading to rework or changes to the construction plan, leading to increased costs & Timelines for the project.?

  • Development of As-Built BIM Models & Drawings using Laser Scanning Technology.
  • Conduct Site Technical due diligence, and present a comprehensive field condition report that provides detailed information on the Site Location, Existing Mechanical & Electrical Systems, building's condition and potential risks, Landlord guidelines, Demolition plans & Zoning Plans, helping the design team / Architects to assess the site in detail.
  • Provide 360-degree Site Walkthrough Files enabling clients to virtually walk around the interior and exterior of the building, and easily navigate to a specific location, to see what it would look like or to take measurements.

As the Client team was new to the software and had earlier practiced manual methods for as-built documentation, it was difficult for them to navigate through the BIM Models and the true view site walkthrough files. We conducted multiple workshops and provided manuals with software instructions which made them familiar with the software.

As-built drawings generated by laser scanning helped the store interior designers to create accurate space plans and layouts that take into account the exact dimensions and features of the existing space. This also helped them to maximize the use of available space and create functional and efficient design layouts. With the true view site walkthrough files they could have a clear and precise representation of the store's physical features, and the 3D BIM models helped them to easily visualize design concepts and test out different design options that are both aesthetically pleasing and functional.

Project Timeline

We had set a 5 working days schedule for each store which was on an avg. 2000 Sqft. each. 01 Day for the Site Survey team to visit the site and conduct Laser Scanning and conduct the Technical due diligence of the building & further 4 days to submit all the deliverables including Site Survey Report, Trueview Site walkthrough Data & the As-Built BIM models & Drawings.
