I am not a @Realtor, but I am a customer/buyer- and I know a little about sales!!

I love to just write about stuff and lately I have been helping someone on the HUNT for a house and in and out, out and in we have been looking at houses, townhouses & condos. I have felt exactly how the people on House Hunters or Love it or List it feel.

Of course because I am not a REALTOR many may not even listen to what I am saying and I know, I know as a Realtor a lot of the things that I am saying here- as a REALTOR you agree, but sometimes the customer/seller just will not budge on what the REALTOR is saying to do in the home (staging, cleaning, changes).

So with that said I have to ask -- are you setting yourself apart as the expert? Do they think they can just do things they want and the home will sell?

Do they watch Chip & Joanna and think those ideas will sell the home?

As the REALTOR you should be educating the customer that has hired you to do the job and encourage the flexibility required in them having the home SOLD for the best price to obtain the most profit for what they are working with in their home! Remind them if you felt like you could do it yourself - LIST it as For Sale by Owner! You can not be afraid to lose a sale you haven't gotten yet- no one is saying play hard ball with your own customer, but you do have to remind them why they are sitting in front of you. 3 R's- Is it results? Is it referral? Is it they want a return on the investment?

PHOTO: This photo is cute- and it is real, but what it says to me as a buyer. Home listed for $625K and I am sure it will sell. I see a door that will open onto the person sitting at the table because the area is toooooo tight oh, but not only that but my beautiful white door is going to have yellow paint on it from the scuff mark it is going to leavee. I see cute banquette seating that means I am committed to because it is built in and I can never change it. I see beautifully painted gray walls. As the Realtor or Stager what would have brought in less responses about the furniture that you are saying "Don't worry you will change it to your taste" and more about the beautifully maintained home?
