The Real Estate Brokerage Shuffle

As quiet as it is kept, it is that time of the season when small brokerages and agents begin looking to expand their reach and improve their opportunities to serve their communities through clients and customers.?It is not necessarily broadcasted around the world, but from my years of experience, the shuffle is in full effect.?What are some of the factors that may affect a brokerage or an agent to decide to move to another brokerage, or even more intriguing for some brokers and agents, to start their own brokerage?

Some of the reasons for the real estate brokerage shuffle could be found on the list below. The overall list itself could be considered extensive, but it can possibly be boiled down to maybe these 10 issues.?Depending on whom you may ask, any factor on this list could be the ultimate deal breaker that causes the shuffle to begin. In no order of preference, here are some considerations for the brokerage shuffle:

1.??????Commission Splits (50/50);

2.?????Leadership/Administrative Support (lack of);

3.?????Leadership opportunities (lack of);

4.?????Fees paid to their brokerages could appear to be excessive;

5.?????Training and development;

6.?????Reputation of the Brokerage;

7.?????Lack of Good Strong Leads

8.?????Communications between broker and agent(s) is stressful/non-productive

9.?????Mentoring/Support (lack of)

10.??Brokerage (Brokerage too large/Broker too small)

Recruiting While Being Recruited

As a recruiter, once an agent says: “I am perfectly happy where I am!” ?I know instantly that I was supposed to back down.?As a recruiter, once a devoted agent says: “I am not leaving XXX, but would you consider joining us at XXX (their company)?” I knew instantly whom I was talking to.?I was talking to myself, in retrospect.

I have received and still do receive recruiting calls.?I make a joke of it to the other recruiter and let them know that we are in the same field and that we are fishing from the same pool of outstanding sales professionals and brokerages. We exchange information, talk a little shop, and then move on to trying to win the hearts and minds of the dwindling pool of top producers and those who are eager to learn as much as they can, to become top producers.

To me, I was calling myself and giving myself what I had always given to other recruiters.?The only difference for me was that sometimes when I was called by other brokerages or agents, I was too often put on hold while the assistant would go get the person to whom I was to speak to.?I thought that was off-putting, so I often hung up on those calls.

Am I finally at the brokerage where “I am perfectly happy where I am”??What happened to my: “I AM PERFECTLY HAPPY WHERE I’M AT! THANK YOU!” response?

“I am Happy Where I am! Thank you!”

First of all, yes, I am happy to be where I am at Canzell Realty for more reasons than I have ever been able to count. I am happy because I have a leadership role that I don’t hold exclusively.?There is lots of room for more leaders, both locally and nationally. For me, that alone is exciting, because I get to watch a relatively new company continue to grow with people all across the country. Canzell is now in 19 States.

I am happy to be where I am because I can articulate and count more confidently on why I am excited at the prospect of “making more money and keeping it!”?Unfortunately, it took me 20 years to get to this point.?What if you, as the extraordinary Broker or Agent that you are, discover too late what other opportunities there are to grow your business? If I can do something to help someone avoid losses that I encountered, then it is all worthwhile.

My reason for joining this company may vary from other agents and brokerages who have joined Canzell Realty. ?That is the beauty of it.?The reasons are well beyond the commissions, splits, awards, and recognition.?All of these are great, but they don’t have to be the dominant reason on any given day. ??Note, however, that the above reasons are a snapshot of the reasons that I and other agents have joined this company.?What if I told you there are 20 real reasons for you to not only join Canzell Realty but for you to consider growing your business with Canzell Realty, as well?

When you will have spent 20 years in the real estate business, and have sold millions of dollars in real estate, shouldn’t your happiness in growing your business be based on more than just commission splits, high-cost training, and office fees??Understandably, if you are like I was, you didn’t know what you didn’t know. Finding out what we should know should not take 20 years. Finding out what we should know, involves opening ourselves up to possibilities. Do You Have 15-30 Minutes for Your Future Self?

What if for our happiness in business we only measured it in the number of houses we sold, rather than the lives we touched? What if we could touch more people than the houses that we sold by stepping out of our comfort zones and doing one thing differently??It’s possible, especially with Passive Income.?
