How we added room to LA FINCA

LA FINCA is our Mediterranean boho gem on the island of Majorca, and we had many visitors, events and weddings there over the last few years. Finally, we decided to add some room to it, so we started renovations this winter and learnt a lot. We are so happy with the results. In this article, we would like to share some insights on how you should renovate and refurbish on the island of Majorca. Paperwork as usual?

If you would like to modify, renovate, refurbish or build a new property on Majorca, it is essential to know that there are two types of building permits on the island. There is a crucial distinction between the "obra menor", the small building permit, and the "obra mayor", the large building permit.

Where to apply?

For building permits, you must apply at the relevant municipality's town hall. The processing time for the Obra Mayor depends on the local building regulations office and, in the case of rural properties such as fincas, on the favourable decision of the regional authority.

When can I start?

You can usually start with minor work on your property in Majorca as soon as the processing fee and building tax have been paid. Ideally, you should work with a well-connected architect for whom going to the local authority is routine.?

The little work permit:?

"Obra Menor" in Majorca is a permit to carry out smaller or minor works on your real estate. Minor works include small repairs and the installation of technical equipment. In addition, there are other minor works, such as replacing doors and windows or adapting to accessibility.

The work permit for big plans:

"Obra Mayor" is a building permit for carrying out major works on your real estate. This generally includes new buildings, alterations or extensions that change the structure of the building, work related to fire safety, major refurbishment works, demolition or partial demolition of a property, and roof and pool construction. You may be fined very heavily if you do not have the correct planning permission.?
